Good Decisions Sell Houses. Selling By Design-Staging, Fresno, CA

Can a home sell for $14,000 more than its first offer? It can, and has in Fresno CA, due to the wise decision of a smart real estate agent and the sellers. They chose to have  Selling By Design-Staging stage their home which resulted in a  quick and profitable sale. The home received a full price offer the day after it had been staged.

Here is an excerpt from an email I received from the agent regarding the referral service, who recommended Selling By Design-Staging, and the subsequent staging and sale of the home.

"My listing  was not selling despite the seller moving out. They had cleaned, and I had four open houses.

It was a small house and looked REALLY tiny when empty so people thought there was no room for furniture. I clicked on the link from Home Care recommending :linda@sellingbydesign-staging.com Linda Thompson. When the house was staged my guests wanted to sit and read there while I showed it.

Here is a quick summary of the sale.
  • Highest offer prior to staging: $165,000. Seller was not happy.
  • One day after staging  the home sold for  $179,000. Seller was very happy.
  • Total costs to seller: $1030 (costs included the cleaning fee.)

Net return to seller: $12,970 for the investment of $1,030.

It is our job to to get the seller the best price and make every one involved happy with the results. Linda delivered.

Thank you home care! "

Now that's what I call "simple math." Congrats for getting this sold one day after staging!

Thanks Kathy. I always did like "simple math."

Congrats on your winter sales also. Selling in winter isn't impossible for well staged homes.

Thank you for your comment Wendy. Let's hope the example helps spread the word about how cost effective staging is.

This is a terrfic example of what staging is all about. Beautiful!

Did you stage the entire house or the main rooms (living, dining, kitchen, master)?

Hi Chris,

Thank you for your comment. I did not stage the two smaller bedrooms as the agent and sellers were only concerned about the main rooms. I usuallly like to stage all the bedrooms if only to put in a bed and nightstand, but to be honest I have several other vacants already staged and I've run out of inventory.

Hi Linda--congratulations to you.  Can't argue with those results.  The house is adorable after your staging.  Small wonder it sold so quickly.

Linda - Great success story!  Such a difference between the sad table and folding chairs in the kitchen, and your nice kitchen table!

Hi Janet, Sally and Tori,

Thank you for your comments regarding my post. I am so late in answering because I have not been on AR for a while due to my wrist and elbow pain from using the mouse and keyboard. It comes and goes, but gets worse after a long session of typing.

Anyway, I always apprieciate your comments and yes Tori, the familly was living there and moving out at the same time. They had packed or sold most of their stuff. It was pretty bad. Made for some nice contrast in before and after pics, however.
